Indirapuram: First Choice For Housing Along Nh-24

Infrastructure development like widening of NH-24 and Metro link has made Indirapuram a much favoured place among real estate developers for constructing housing societies and mini townships.


Strategically positioned among three important business centres – Delhi, Ghaziabad, and Noida – Indirapuram has today emerged as a desirable place to live due to the real estate developments and availability of ample job opportunities.


Developing pockets of Indirapuram like Niti Khand, Vaibhav Khand, Ahinsa Khand, Nyay Khand, etc, enjoy good connectivity through NH-24 and NH-58.

With Metro connectivity, the area has developed well. People who invested here report got good appreciation and the ROI (return of investment) is getting better all the time.

This realty hotspot is considered as a prime city with prospects for studio apartments, flats, villas, and independent floors.

Nowadays, real estate developers are striving hard to create trendy and modern apartments here, which can easily be bought at affordable prices.

A number of top players like ATS, Shipra, Gulshan Homz, Supertech, Krishna Apra, ABC Corp, Antriksh India, Aditya, SVP, Gaursons, Saya Homes, Rajhans, Amrapali, Exotica Housing, Nirala Group, and Rishabh Group have developed premium residential projects in Indirapuram.

The projects offer 2BHKs, 3BHKs, and 4BHKs. Initially, the basic selling price in Indirapuram was in the range of Rs 2,800-3,600 per sq ft; presently, prices have gone up to Rs 4,500-6,500 per sq ft, depending on the location.

End users and investors have shown great interest in the property here, as it has great prospects for appreciation in the future too.

The locality, which is also known as New Ghaziabad, is also registering high demand for rented apartments.

Amit Modi, director of ABC Corp, said: “Indirapuram has always been the highlight in terms of realty development and demand in Ghaziabad, with close proximity to Delhi and Noida, and yet houses available at much lower rates. Both our projects have been highly appreciated.”

Keeping these in mind, we recently launched a new residential project, S – Class, which offers 2-and 3BHK apartments. Rakesh Yadav, chairman of Antriksh India, says: “The locality not only has Metro connectivity but also good road connectivity. Apart from connectivity, the locality has ample number of residential projects offering 2-, 3-, and BHK apartments. Proximity to Connaught Place and Vaishali Metro station has made Indirapuram a prime choice for residential purpose.”


Indirapuram also offers many rented apartments at nearly 25-30% cheaper rates compared to Sectors 61 and 62 of Noida. The locality has registered 10-15% rise in average rental values in the last six months. A 2BHK of 1,000-1,100 sq ft is available for over Rs 15,000 per month.

Professionals working in the adjoining Sectors 61 and 62 of Noida, which is home to several software and IT companies, have driven demand for rental property here.

R K Arora, CMD of Supertech Ltd, says: “Indirapuram is the heart of the NCR, as it offers a perfect blend of development and innovation. Demand for residential and commercial space has picked pace here. In the coming days, the trend will further pickup as connectivity to Delhi through road and Metro link will further improve.”


Indirapuram is strategically developed with around 10 entry and exit points. There are 4 entry-exit points on NH-24, 1 from NH-58, and a few more from Vaishali and Vasundhara.

It takes around 10-15 minutes to enter Delhi or Noida from Indirapuram. It is one of the two big sub cities of Ghaziabad, along with Crossings Republik.

Ashudeep Batra, ED of Exotica Housing, says: “If we talk about infrastructure, it’s got smooth road passage, good amount of commercial developments, hospitals, schools, banks, Metro station at close proximity. Indirapuram world-class facilities like the Habitat Centre, Shipra Mall, the first mall of this region, and, most importantly, the right mix of organized and unorganized retail presence.”
